The bubble won't burst until we get both a recession and an increase in interest rates. It could have stagnated like in Japan. Except the ********* turned on the immigration tap which boosted house prices.

To be fair, we used to export 30,00 kiwis a year to Oz. Not only are they staying home, many others are coming back.

Tube amp and guitar tones straight from 1958… amazing how believable the sounds were back then, even without the modellers...
